Building an ADU in Your Neighborhood
These are Austin's general ADU rules under the HOME (Home Options for Middle-Income Empowerment) Initiative. They apply city-wide — zip code boundaries don't align with zoning districts, so always confirm your specific lot's zoning before planning a project.

Up to 3 Units Per Lot
In most residential zones (SF-1, SF-2, and SF-3), the HOME Initiative allows up to three housing units on a single-family lot, typically requiring 5,750+ sq. ft.

Size & Height Limits
Traditional detached ADUs are capped at 1,100 sq. ft. (or 15% of lot area, whichever is smaller) with a 30 ft height limit and 2 stories. Under the HOME Initiative, 2–3 unit projects follow Floor Area Ratio limits instead, with height following base zoning at 35 ft.

No Owner-Occupancy Requirement
Austin eliminated the owner-occupancy requirement — you can rent out the primary home, the ADU, or both.

No Off-Street Parking Minimum
Austin City Council eliminated citywide parking minimums for ADUs and residential properties in November 2023.

Short-Term Rental Limits Apply
ADUs built after October 1, 2015 are limited to 30 days of short-term rental use per calendar year, and require a valid STR license.
